United Wholesale Mortgage (UWM) has made a big announcement aimed at empowering borrowers and mortgage brokers.
This was a new 0% down purchase program, an exclusive offering that allows qualified borrowers to receive up to $15,000 in down payment assistance. The interest-free loan program does not require monthly payments and aims to make homeownership more accessible for borrowers struggling to save for a down payment.
To qualify, borrowers must be at or below 80% of the Area Median Income for the property they are buying, OR one borrower must be a first-time homebuyer. The assistance loan, given as a second lien, offers flexibility in repayment and must be paid in full by the end of the loan term or when the first lien loan is paid off.
Pending Home Sales Fall to Pandemic Lows
5/30/2024 - Mortgage rates above 7% put pressure on potential homebuyers in April, with pending home sales falling to their lowest level since the beginning of the COVID-19 pandemic. According to the National Association of Realtors, pending home sales plunged 7.7% nationally in April from the month before, slowing to a pace not seen since April 2020. Pending sales were also down 7.4% from April 2023. While signed contracts declined across all regions, the Midwest and West took the biggest hits.
